July is here and the sun is out! It’s the first Saturday of the month, so let’s take a look at the Greece, NY real estate stats! While the market’s inventory is still low, we are seeing reasons for buyers to be encouraged. Here are the highlights from June:
Currently, 200 properties were listed and are still available with an average sale price of 170K. This number continues to be small since inventory continues to be low.
Of homes listed in the month of June, 218 have already gone under contract with a median price of 130k. The average days on the market was 7, this number continues to be short and sweet, particularly for homes that have the 3 key factors: condition, great location, and a competitive price.
At the present time, 128 properties have sold with a median closed price of 130k at 100% of the asking price! The number of closings continues to increase, as many who were looking for a home in early spring have moved into their homes.
We are hopeful that the market’s inventory continues to grow into the fall as well. Some may think of putting a home search on hold for another awhile because purchasing a home this month may not hit a closing date before school begins again. However, it’s important to keep in mind that many school districts will allow your children to start the school year with proof of a purchase contract. Some districts allow up to 30 days, others 45 and still others 60 days. So no need to worry or put your real estate search on hold, there is still time to settle into a new school. If you’re not affected by school districts, there’s even more time before the winter.
