In the last 30 days, 89 properties were listed and are still available with a median sales price of 143k. There has been a decrease in the number of homes listed which tends to happen this time of year as starting school is what many are focused on. We’re also seeing a slight decrease in the average sale price as sellers make adjustments.
Of the homes that were listed in the last 30 days, 32 properties are under contract with a median price of 120k which is less than last months. The average days on the market is 4 which is still a reflection of a fast-paced market.
In the last 30 days, 101 homes closed which was an increase over July. The median close price was 145k, which is an increase from last month. Just goes to show that homeowners on average are still received 100 percent of their asking price and then some!
While we’re still seeing a quickly moving market, we are noticing different fluctuations. Some areas have seen an increase in inventory and others have not.
