Real Talk: Selling Your Home in the Fall

As we mentioned in the video, we’re starting to see trends of a more balanced market.  As the competition heats up for sellers, homeowners will need an experienced agent to determine the value of the home and to showcase it in its best light.   While every property is different, here are some general guidelines to selling your home in the fall:

Less is Always More

Clean and clutter free is the goal.  You might have to start packing even before you put your house up for sale.  That’s okay.  You wouldn’t be the first person to rent a storage unit before your house was listed.  It’s okay to give yourself some extra room to make decisions.

Curb Appeal Matters

The truth is that some buyers won’t even look at your house on the inside if they don’t like what they see on the outside.  Many potential buyers will drive by first to see if internet pictures are accurate.  Make sure you’re ready.  In a fall market, mums and pumpkins are a great quick accent.  Go easy on the cornstalks and hay bales which can have a unique odor with too much moisture in the air.   A fresh coat of paint for the front door can make a huge difference; so can a power wash and a makeover for the shutters.   Be sure to stay on top of the leaves and landscaping.

Update Your Inspections

Fall is the perfect time of year to make sure your furnace is clean and inspected and all systems are a go!  Wood burning fireplace?  Have the chimney checked out.  The potential buyer most likely will request that these items be taken care of on a home inspection.  You’ll give peace of mind to the new owner and you’ll have it for yourself until the right buyer comes along.
